POSITION SUMMARY

Under the supervision of the Manager Facilities Services the Life Safety Technician is a hospital based technician responsible for maintaining, inspecting, testing, calibrating, replacing and repairing life safety systems, with a focus on correcting Environment of Care (EOC) deficiencies within the hospital. The Life Safety Technician will work with the Environmental Health Specialist to keep track of maintenance schedules and ensure all inspections, EOC deficiencies and testing are done according to standards and codes set forth by manufacturers, federal, state, and local jurisdictions, and customer requirements.

MINIMUM REQUIREMENTS
Education:

1. High school education or equivalent required
2. Associate degree or two years of Vocational Technical training in (EOC) life safety, mechanical, electrical and plumbing systems preferred.
3. Within one (1) year of hire /transfer, successfully completes The American Society of Healthcare Engineering (ASHE), NFPA-99, “Healthcare Facilities Code”, Certificate of Attendance. Completion of this requirement will be tracked within the Facilities department.
4. Annually achieves Continued Education Credits (CECs) until (ASHE), NFPA-101-2012, “Life Safety Code”, Certificate of Attendance is completed. These continuing educational requirements will be tracked by the Facilities department.

Experience:

1. Five years full time experience with utilities and asset maintenance in large public setting – healthcare experience preferred.

Knowledge, Skills, Abilities:

1. Familiar with NFPA codes and other relevant safety regulations.
2. Expertise in low-voltage electrical systems.
3. Ability to drive to multiple sites daily.
4. Demonstrated  proficiency in mechanical, electrical and plumbing systems
5. Ability to work with software applications (BAS, Office Suite, Outlook, etc.)
6. Ability to trouble shoot equipment problems and determine root cause of failures
7. Exhibits good cooperation with management, such as a positive response to applicable improvement issues found in performance reviews or elsewhere; a positive response to instructions or work assignments; a positive approach to improving skills, communications, and productivity
8. Ability to work from ladders and scaffolding and to work overhead and in cramped quarters
9. Ability to communicate and collaborate with other persons within department and with employees from other departments

12. Ability to recognize patient and staff surroundings and work in a clean, quiet and respectful manner.

License/Certification/Registration:

1. Must have a valid driver’s license.

ESSENTIAL FUNCTIONS

1. Inspecting, testing, and maintaining various life safety systems, like fire / smoke doors and dampers, fire extinguishers, exit signs, emergency lighting, and emergency generators.
2. Ensuring all systems and devices meet safety codes and standards, such as NFPA, OSHA, standards.
3. Participate in weekly (EOC) rounds, perform (EOC) deficiency repairs.
4. Installation and daily inspection of erected Infectious Control Risk (ICRA) barriers.
5. Monitors life safety device’s  performance and analyzes trends – develops improvement plans to reduce unscheduled downtime
6. Assist with the development of a  comprehensive preventive maintenance program and performs proper maintenance of life safety devices to reduce the potential of  Life Safety equipment impairment events
7. Assist with the development of a comprehensive inventory/spare parts lists to mitigate failure events and to improve efficiency of routine repair/replace events
8. Assist with the development of procedures for safety, operation and maintenance of Life Safety devices and performance monitoring of Life Safety devices (i.e. sprinkler and fire alarm systems, fire extinguishers, fire / smoke dampers, fire / smoke doors, duct detectors, etc…).
9. Reviews and updates drawings, PM elements, logs, status reports and downtime actions for life safety devices.
10. Maintains department records, equipment manuals and life safety devices histories
11. Performs alterations, new installations and repairs on some life safety devices as required – coordinates efforts with contractors when necessary
12. Reads and interprets drawings, operating manuals, schematics and technical specifications
13. Trouble shoots and repairs mechanical, electrical and plumbing sub-systems when necessary
14. Operates equipment within life safety devices group as scheduled
15. Performs other tasks such as but not limited to: snow removal; grounds care; painting; cleaning; etc. when necessary
16. Performs all other general maintenance duties that are possible with the equipment available.
